In this context, a lease is the rental of a given parcel of land to a conservation organization for its exclusive use. The lease is generally for a specified number of years, and for a rental fee that may be at or below the market rate. Leasing land assures that its conservation values will be well cared for, while temporarily freeing the landowner from most management responsibilities. Although it is not possible to take a charitable deduction for the value of the lease which is donated, any impact of the lease on the value of the land is taken into consideration when estate taxes are calculated.
